After years running the award winning Renovating Italy website, we’ve come across many people wanting to buy a home in Italy but just not knowing where to start.
Those that have purchased in Italy as a foreigner tell us how they were taken for a ride, being overcharged for a property, agents fees, and after the purchase getting ripped off by tradesmen.
Unfortunately, most people don’t know the way the system works here, the way Italians negotiate, and why the Italians do things that seem strange to virtually everyone in the world, other than an Italian of course.
Let me introduce myself…
First of all let me state officially that I’m not a lawyer, real-estate agent, doctor, astronaut, and definitely not a politician.
Ciao, I’m Sam (Salvatore) Chiodo, I was born in Australia to Italian parents. Along with my wife Lisa we’ve bought, renovated and resold property in both Australia and Italy.
The years of quality brainwashing from my Italian parents reinforced by the years of living in Italy, and the purchase and sale of four properties here and twelve in Australia, taught me how to play the game… a game that I love to win!
So we’ve decided to provide a service helping you purchase your dream home in Italy, and at the same time you’ll have great fun doing it.
Real Estate in Italy
The process of purchasing a property in Italy is totally different from purchasing property in Australia or the United States which is where we can help you out.
- The laws are different.
- The conveyance process is very different.
- The agents charge both parties commission and not the seller alone (and that commission…well it seems to be whatever they like.)
- Negotiating on price is an art form here in Italy
On the last point alone we’ve saved people thousands by playing the negotiation game, but the key to this is having an Italian make the deal for you.
As soon as the seller realizes you’re a foreigner the price tends to rise.
I was born to Haggle!
Having Italian blood flowing through my veins meant my parents taught me how to haggle and nine times out of ten it’s in your favor.
Some people just don’t like to haggle, my wife doesn’t like to haggle but I love it.

I love Piemonte and have spent more than thirty years dreaming of having a house there. I had some knowledge of house-buying processes in Italy, and I speak a little Italian, but I work full-time in the UK at the minute.
It was a huge relief to have Sam’s vast knowledge and his “personal touch” there on the ground once we found what was to become our Italian home.
Sam was totally flexible with what we needed him to do. He liaised with the estate agents, organised the geometra and the notaio, checked and sent documentation, did all the running around for us, and remained cheerful and calm through the various panic stages of buying.

We feel very blessed now: not only do we have the beautiful Piemonte home of our dreams, we have lovely new friends nearby.

The sale had come to a standstill and if it wasn’t for Sam our dream would never have happened.
I cannot speak Italian so trying to find out more about the issues was even harder.
